How it works

Three steps. No listing, no lockbox.

  1. Step 01

    Send us the address

Fill in the form or call. We ask about the property’s condition and your timeline — that’s it. No walkthrough needed to get started.

  2. Step 02

    Get a written offer

We run comparable sales and repair estimates, then send a written cash offer — typically within 24 hours. Review it with anyone you like.

  3. Step 03

    Close on your date

Closing happens at a local attorney’s office. Pick a date that works — fast if you need it, or months out if you need time to move.

Situations we help with

Most sellers come to us for a reason, not a price.

If any of these sound familiar, a direct sale is usually simpler than putting the house on the market.

  • Facing foreclosure

Behind on payments or with a sale date approaching. Time matters most here — reach out early.

  • Inherited property

A house left to you or the family, possibly out of state, possibly still in probate. We handle the paperwork side.

  • Costly repairs

Roof, foundation, plumbing, fire or water damage. We buy as-is, so you don’t fix anything first.

  • Tired of being a landlord

Non-paying tenants, constant turnover, or a rental that stopped being worth the trouble. Occupied is fine.

  • Divorce or relocation

A job transfer, a separation, or a move you need finished on a date certain. We work to your calendar.

  • Liens or back taxes

Tax liens, code violations, or title issues. These are usually solvable at closing rather than before it.

Compare your options

Selling to us vs. listing with an agent.

Listing usually gets a higher sale price. A direct sale gets you speed, certainty, and zero out-of-pocket cost. Which one wins depends entirely on your situation — here’s the honest comparison.

Comparison of selling to UniStar Enterprises versus listing with a real estate agent
Sell to UniStar List with an agent
Commissions None Typically 5–6% of sale price
Repairs before sale None — sold as-is Often required by buyer or lender
Cleaning & showings None Ongoing, on the buyer’s schedule
Closing costs We cover them Usually 2–4%, paid by seller
Financing falling through Not a risk — cash A common cause of failed contracts
Time to close 7–21 days, or your date Commonly 30–90 days
Sale price Below full retail Full market value, if it sells

What you can hold us to

Promises are cheap. These are in writing.

You don’t know us yet, and there are enough bad actors in this business that you shouldn’t take our word for anything. So here is exactly what we commit to, in the contract, before you sign.

The offer arrives in writing

A document with the price, the closing date, and every condition spelled out — not a number over the phone. Take it to an attorney or an agent before you sign. We’d rather you did.

Your price is locked

Once we’re both signed, the number doesn’t move. No renegotiating after an inspection, no quiet reductions the week of closing. That tactic is common in this industry. It isn’t ours.

A licensed attorney closes it

Closing happens at a Georgia closing attorney’s office. They run the title search and handle the money — not us, and not at your kitchen table. You keep a neutral third party in the middle.

Want more than our word for it? Ask for proof of funds and we’ll send it. Ask to see the contract before you sign anything and we’ll send that too. UniStar is early — we’d rather tell you that than invent a track record, and you can judge us on the offer in front of you.

Service area

We buy across metro Atlanta.

We’re local. We know which streets in East Point are moving and which parts of South Fulton aren’t — and we price accordingly. Don’t see your town listed? Ask anyway; we buy outside these lines regularly.

Request your offer

Tell us about the house.

Takes about a minute. We’ll follow up with questions if we have them, then send your written offer — usually within 24 hours.

No obligation. An offer is information, not a commitment. Turn it down and we’ll leave you alone.

No repairs or cleaning. Leave what you don’t want. We handle it after closing.

Your details stay private. We don’t sell or share your information.

Questions

Straight answers.

Still stuck on something? Call us — we’d rather answer it than have you guess.

How do you decide what to offer?

We start from what comparable homes in the neighborhood have actually sold for recently, then subtract the cost of repairs the house needs and our costs to carry and resell it. What’s left is the offer. We’ll walk you through the math if you want to see it.

Is there any cost to me?

No. There’s no fee to request an offer, no agent commission on a direct sale, and we cover standard closing costs. Existing obligations tied to the property — your mortgage payoff, liens, unpaid property taxes — still come out of the proceeds at closing, the same as in any sale.

Do I have to clean or repair anything?

Nothing. We buy as-is. Take what you want and leave the rest — furniture, appliances, anything in the garage. Clearing it out is our problem after closing, and it’s already priced into the offer.

How fast can we close?

Usually 7 to 21 days, limited mainly by how quickly the title search clears. If you need longer — to find your next place or finish out a school year — say so. The closing date is yours to choose.

Are you buying it yourself, or assigning the contract?

We might, or we might bring in another buyer — we won’t know for sure until closer to closing. Either way, you’re protected: we sign a contract with your price locked in, and we’re responsible for making sure that closing happens.

What if the house has tenants, liens, or is in probate?

All of that is workable and none of it is unusual. Occupied properties, tax liens, code violations, and estates still moving through probate get resolved at closing through the attorney. Tell us up front so we can price it correctly the first time.

Am I obligated once I get the offer?

Not at all. Take it to an agent or attorney for a second opinion — we’d encourage it. You’re only committed once you sign a purchase agreement, and plenty of people use our number as a benchmark and then list instead. That’s fine.
